545 Madison Avenue
In 2006, LCOR signed a 75-year ground lease for 545 Madison Avenue, with plans to fully redevelop the 17-story building constructed on the site in 1955. LCOR’s vision for the property: A boutique office location tenanted by professional services firms, among others.

The property is located on the corner of 55th Street and Madison Avenue in the Plaza District, one of Manhattan’s most coveted business venues. The concrete and steel-framed structure offers 140,000 square feet of rentable commercial space, with floor plates ranging from 6,200 to 9,300 square feet. The ground floor and cellar hold nearly 7,000 square feet of retail space, which is occupied by Dunhill, the international luxury goods purveyor, and Panerai.

LCOR performed a gut rehabilitation of the building, replacing the existing façade with glass curtain-wall recladding and installing new electrical and mechanical systems and elevators. The project received a LEED Gold (Core and Shell) environmental rating.

The project was also recognized by the Urban Land Institute in a book on green-building retrofits.
