redevelopment opportunities. Repositioning or otherwise adding value
to existing assets is one of the company’s core strengths, based
on our long history as a successful developer, investor and asset
manager.
LCOR seeks to acquire properties:
- That are located
from New England to Virginia, or on the West Coast, with an acquisition
cost of between $30 million and $250 million.
- That are currently used for multifamily
residential, office or mixed-uses. We also are interested in land.
- The value of which can be enhanced through
a variety of initiatives including repositioning and rehabilitation.
These activities include the adoption of new management practices,
the implementation of property-level financial recapitalizations,
and undertaking adaptive reuse. Property rehabilitations encompass
a wide variety of physical improvements ranging from minor cosmetic
changes to extensive renovations that may result in a change of
end-use.
LCOR is well-capitalized. Our financial partners,
including CalSTRS, are among the premier equity and debt
providers in the world. With equity sources secured, our acquisitions
team possesses significant expertise in purchasing and developing
multifamily, office and mixed-use properties on both a one-off and
portfolio basis.
