| Through
a competitive process, LCOR won the rights to develop a 32-acre site at
the White Flint Metrorail station in North Bethesda, Maryland. "LCOR
understands and appreciates our goals for this project, the community
and the Metro system," said the Washington Metropolitan Area Transit
Authority (WMATA) in selecting LCOR as its development partner. WMATA
serves Washington, D.C., Northern Virginia and suburban Maryland. The
White Flint station is a transportation hub for North Bethesda.
LCOR’s master plan for the project includes approximately 930,000 square feet of office space, 1,275 residential units, a 320-room full-service hotel, and 202,000 square feet of retail space. Construction commenced on the first phase of development in June 2006 for a 312-unit high-rise apartment building and a 63,000 square foot Harris Teeter grocery store, which opened in June and September of 2008, respectively. With an estimated cost of $850 million, this town-center development is expected to generate approximately 5,400 new jobs and almost 6,500 additional daily trips at the White Flint Metrorail station. This is the largest joint development project ever approved by WMATA. Notably, the project received a "Smart Growth Recognition Award" from the D.C. chapter of the Urban Land Institute and The Smart Growth Alliance, one of the first projects in the region to receive this prestigious designation.
