ULI Book on “Green Retrofits” Highlights LCOR Building in NYC

NEW YORK (February 9, 2010) — LCOR’s 545 Madison Avenue is showcased as a global role model of sustainability in a prestigious new publication from the Urban Land Institute (ULI) titled Retrofitting Office Buildings to Be Green and Energy Efficient: Optimizing Building Performance, Tenant Satisfaction and Financial Return.

One of New York City’s “greenest” office towers, 545 Madison Avenue is an 18-story, Class A, trophy building in the heart of Manhattan's Plaza District. Its tenant roster includes Alfred Dunhill, Siemens Enterprise Communications, the Home Shopping Network and financial services firm CS Tang.

The property attained LEED Gold certification by the U.S. Green Building Council.

The chapter of the book on 545 Madison Avenue is the first of 13 case studies; the book also profiles buildings in China, Hong Kong, the UK, Australia, Canada, California, Michigan, Illinois, Massachusetts, Pennsylvania, Georgia and Washington state.

Boasting numerous sustainable features, 545 Madison Avenue underwent a gut rehabilitation that stripped it to its skeletal frame. LCOR then transformed the 54-year-old building into a much sought-after, environmentally friendly venue among tenants seeking well-located, top-tier office space. The renovation included a fully pre-built office floor for smaller users.

545 Madison Avenue uses low-emitting building materials, extensive recycled content and renewable power sources. Offices have individualized thermal controls. The structure, which features water-conserving bathrooms, benefits from at least 93 percent sunlight/daylight illumination. Building materials include environmentally certified wood, as well as post-industrial and post-consumer recycled steel, metal, carpeting, aluminum, gypsum board and insulation.

The ULI volume explores “the innovative trends, practices, and goals of building retrofits while serving as an authoritative guide to understanding the business aspects and policy implications of such energy-efficient practices.” Principal authors are Leanne Tobias and George Vavaroutsos.
