Situated at the corner of 55th Street in Manhattan's Plaza District, LCOR signed a 75-year ground lease in 2006 to redevelop this 17-story building into a premier boutique office building. Between 2007 and 2008, an extensive gut rehabilitation program was completed– recladding the original 1955 façade with a glass curtain wall, overhauling the electrical and mechanical systems, replacing the elevator cabs and mechanicals, and redesigning a new lobby. The project received a LEED Gold (Core and Shell) environmental rating and was recognized by the Urban Land Institute in a book on green-building retrofits.
The ground floor retail space has been fully leased to Dunhill, with Oscar Blandi occupying the second floor. The 140,000 square feet of office space continues to lease to a mix of financial service firms and high-end corporate offices. Many floors, ranging in size from 6,200 to 9,300 square feet, feature private terraces.
