In September 1997, LCOR entered into a sale leaseback transaction with Comsat Corporation (subsequently acquired by Lockheed) for a 496,000-square-foot office complex and the surrounding 226-acre land parcel in Clarksburg, MD with the intentions of rezoning the property to allow for multi-phased, mixed-use development. Approximately 23 acres was subsequently sold to a home builder in 2006.
LCOR is creating a new mixed-use master plan for the site that is envisioned to include rental and for-sale residential units, retail and office space. Two public investment infrastructure projects will augment the development and minimize infrastructure investment – an interchange highway connecting the western edge of the property with Interstate 270 and the Corridor Cities Transit-way, a rapid transit service connecting Clarksburg with the Shady Grove Metrorail Station that will run through the property. The rezoning application will be filed in 2012 with the initial phase of multifamily development slated to begin in 2014.
